South Okanagan Relocation Specialist
The only REALTOR® who can handle your Lower Mainland sale and your South Okanagan purchase — licensed BC-wide for 22 years.
Construction background, relocation experience, deep local knowledge. Honest guidance most agents simply can't provide.
About Pat
Pat Miazga sees what most agents miss. After 22 years in BC real estate — and a background in commercial construction, project management, and hands-on renovation work — Pat evaluates every property on a level most agents simply can't. Construction quality, hidden costs, renovation potential, long-term value. His clients don't just get a transaction. They get an honest assessment from someone who has seen everything and will tell them the truth.
From foreclosures to development land, multi-family buildings to commercial leases, strata dissolutions to estate sales — Pat has handled it all across Greater Vancouver and beyond. He is a RE/MAX Hall of Fame recipient, MLS® Medallion Club member, and has maintained his license in good standing since January 2004.
Three years ago, Pat relocated his family to the South Okanagan. He knows what the move feels like, what questions come up, and what surprises people — because he lived it. He still maintains his Coquitlam office, so he can list your Lower Mainland home and find your Okanagan property without ever handing you off.
When Pat isn't working on a deal, he's usually building something — saunas, greenhouses, hot sauces that friends keep asking for. The same instinct that drives his real estate practice: with the right knowledge and a little work, most things can be made significantly better.
He speaks English and Polish. He holds active security clearances. And he picks up the phone.

Thinking About Making the Move?
Pat made this move himself — with a family, with kids in school, leaving one of Canada's most expensive markets for one of its most liveable communities. He knows what the questions are before you even ask them.
You've probably already visited. You already love it. Pat can list your Lower Mainland property AND land you in the South Okanagan — one agent, full transition. He still maintains his office and network in Coquitlam and knows both markets intimately.
Trade the Alberta winter for Canada's warmest climate and bring your equity with you. Pat understands the BC buying process and will guide you through every step — from first inquiry to keys in hand.
Can't make the trip every weekend? Pat has been vetting properties for out-of-town buyers since the start of his career. He'll preview, assess honestly, and report back — so you only make the trip when it truly counts.
Life in the South Okanagan
More sunny days than almost anywhere in Canada. Hot summers, mild winters — a dramatic change from Lower Mainland grey.
Oliver and Osoyoos sit at the heart of BC wine country. World-class wineries, fruit stands, orchards, u-pick farms, and farmers markets at your doorstep.
Quading, skiing, golf, boating, fishing, hiking, RVing — an outdoor playground with something for every season.
Smaller schools, safer streets, kids playing outside. Pat raises his own family here and speaks honestly about what community life looks like day to day.
Acreages, orchards, hobby farms, lakefront — property types that simply don't exist in Metro Vancouver, at a fraction of the price.
Pat will tell you what services are available locally, what you'll drive for, and what rural ownership actually means day to day. No sugar coating.
Considering the move? Pat is happy to walk you through the process personally — no pressure, just straight talk.
Start the ConversationWhat Pat Brings
Pat's background spans residential, commercial, investment, and development — giving clients a depth of perspective across the full spectrum of real estate.
Hidden issues. Future costs. Renovation opportunity. Pat helps buyers see past the staging and understand exactly what they're getting — and what it will really take to get there.
Strategic pre-sale improvements, smart positioning, honest advice on what actually moves the needle. Pat has managed full renovations to maximize sale prices — not just advice, real results.
Cap rate analysis, renovation feasibility, development potential. Pat has worked with condos, multi-family buildings, commercial properties, campgrounds, and everything in between.
Pat made the move from the Lower Mainland to the South Okanagan himself. He understands both markets, both lifestyles, and can handle both sides of your transition.
Years of commercial construction and project management across BC and Western Canada — federal government clients, major Canadian organizations, structural renovations, and full project oversight.
Foreclosures, estate sales, strata dissolutions, development land, failed completions, pre-sale assignments. Pat has navigated it all — and stayed calm doing it.
